house in escrow

well, over the last few days we have been back and forth with the homeowners on what they’ll repair/credit based on the inspection, and as of a couple hours or so, we came to an agreement.

they were pretty set on not doing any of the repairs (based on their counter offers) but at least we have a little bit of a credit from them that we will be issued on the day of closing. so it’s up to wil and i to get the things done ourselves (or hire out!).

i guess since we did not back out of the contract during the inspection point, you could say we are officially in escrow! the house will be closing on the 10th. we’ll do a final walk through a few days before, but as of now, all we have to do is keep packing and wait to move in!

it’s really going to be our house! now we’ll busy ourselves with deciding on what we want to initially do to the place, price it out, and then see what we actually can do. watch out internet and home depot, here we come!

impromtu camping

just got back from a one night camping trip with some new friends from wil’s work. had a good stay with camp-goop, euchre, “apple juice” (sshh! alcoholic beverages were technically not allowed), smores, campfire, dirt and the nearby river. it was nice to escape reality for a day or so.

inspection

I’m sitting out front of the new house right now… waiting for everyone to get here for the inspection. Keep your fingers crossed for us. We really love and are excited about this house and if something comes up in the inspection, i think we’d be pretty bummed out.

update: nothing official yet…we hung around the house while the inspector did his thing (i  left early). he talked to wil about some of the main things; told him it was an above average inspection. we looked over the official report online last night and discussed what we want to negotiate- as there are some things that need to be repaired that we would love to not have to pay for: framing not properly bolted to the foundation, hvac to be cleaned out, some mold in the crawlspace to be cleaned, and some rotting pieces of fascia on the exterior. nothing huge enough to deter us from buying the house- we just hope some of it can be taken care of so as to not dig into our fun-fixing-up cash!

an update

If you haven’t heard the latest…

The offer we put in was declined and they sent us a counter-offer. We looked it over and it was still a pretty good deal. We decided to accept it and gave a verbal agreement yesterday and we will be signing a lot of the paperwork tomorrow! So… pending inspections and whatnot, kris and i have officially found a house and begun the process of purchasing it! If you haven’t seen the pictures, they are in the previous post (below). We’ll keep you updated through the process!

update on an update: we got the signed counter offer (we technically countered back, although nothing changed except for the closing date) this morning. we are officially under contract…with the home inspection for thursday morning.

an offer

Kris and I have been looking at a bunch of houses yesterday and found 3 that we really liked. Two were in brentwood and one was in franklin near where i work. One of the ones in brentwood stood out from the rest and we absolutely loved it. It was on the top of the hill and had a beautiful interior. Everything had been redone and it had the perfect living floorplan. The only problem with it was that it was on a hill… a steep one. But we didn’t let that get in the way. We talked about it and decided that we would go back the next night (visit a couple more) and put an offer on this house if we still liked it.

24 hours passed and kris and i got into the car to make our way up to brentwood. In the car we were talking about it and i said, “The more i think about it, the more i want that other one that was down the street not on the hill.” Kris said that she had been thinking that same thing. We planned to look at it again tonight too, so we said we would be extremely analytical about it and talk about it more. We visited both houses and decided that the perfect house on top of the hill just wasn’t for us.

The other house is pretty nice too. It has hardwood floors and tile in the kitchen, a perfect fenced back yard for gracie with an awesome screened porch area. It has very nice paint downstairs throughout the living areas. We just felt like it was a better fit for us, so much that we are putting in an offer on it this morning. Kris is dealing with our agent right now and hopefully we’ll hear back by tomorrow morning sometime. Pray for us please!
